๐ Rental Turnover Checklist
Planning to work through the below checklist for a rental home turnover around August 1st. Will start step one in the next few weeks and update the list as needed.
๐ 1. Move-Out Preparation
โ Confirm move-out date with tenant in writing.
โ Provide written move-out instructions (cleaning expectations, key return, etc.).
โ Confirm deposit amount from contract.
โ Remind tenant to transfer/cancel utilities.
โ Conduct final walkthrough and document condition with photos.
โ Process and return security deposit with itemized deductions.
๐งน 2. Cleaning & Trash Removal
โ Remove all tenant belongings and trash.
โ Deep clean entire home.
โ Clean or replace HVAC filters
โ Clean fireplace and chimney (if applicable)
๐ง 3. Maintenance & Repairs
โ Patch holes and touch up or repaint walls.
โ Test and replace light bulbs, smoke/CO detectors.
โ Check all appliances for functionality.
โ Check plumbing: leaks under sinks, faucet function.
โ Check HVAC and thermostat operation.
โ Inspect and repair flooring (replace if damaged).
โ Address pest control if needed.
๐ช 4. Safety & Compliance
โ Test all locks and rekey (or change codes).
โ Ensure all smoke and CO detectors are functional and up-to-date.
โ Verify that emergency exits and window locks are operable.
โ Confirm security systems (if any) are working and reset.
๐ท 5. Optional Upgrades
โ Touch up or refresh paint throughout unit.
โ Upgrade lighting fixtures or cabinet hardware.
โ Re-key or install smart lock for easier future turnover.
โ Add amenities (washer/dryer, updated appliances, etc.)
๐ธ 6. Market Readiness
โ Take high-quality listing photos after cleaning.
โ Update lease templates if terms have changed.
โ Update property description and rent pricing for Zillow Listing.
โ Schedule open house or showings.
