Bathroom Remodel

Context:
Converted single sink vanity to double sink. Change tub from left hand drain to right hand drain. Installed new humidity sensing exhaust fan. Installed one new recessed light and one new sconce light. Raised shower head to 84” height.

Scope:
Remove and replace standard bathroom with single sink vanity, toilet, and tub/shower combo.

A. Demolition

Timeline: 1–2 days

  • Carefully remove existing bathroom fixtures, including:

    • Single sink vanity

    • Toilet

    • Tub and tub/shower surround

  • Remove existing exhaust fan, lighting, and necessary drywall sections to access plumbing and electrical.

  • Cap plumbing and electrical lines temporarily during construction.

  • Protect surrounding areas (floors, hallways) to prevent dust and debris spread.

B. Plumbing Modifications

Timeline: 2–3 days

  • Rough-in plumbing for conversion from single sink to double sink vanity:

    • Install new water supply and drain lines to support dual faucets and basins.

  • Relocate tub drain from left-hand to right-hand orientation:

    • Modify waste and overflow piping.

    • Adjust supply lines as needed to match new tub configuration.

  • Raise shower head plumbing to 84” height from finished floor to improve user comfort.

  • Pressure test all new plumbing connections to ensure leak-free installation.

C. Electrical Modifications

Timeline: 1–2 days (can overlap slightly with plumbing)

  • Install a new humidity-sensing exhaust fan with dedicated switched wiring.

  • Install rough wiring for one new recessed ceiling light.

  • Install rough wiring for one new wall-mounted sconce light above or beside the vanity.

  • Connect and test all new wiring per code, ensuring GFCI protection where required.

D. Installation of New Fixtures

Timeline: 2–3 days

  • Install new bathtub and ensure it is properly leveled, secured, and waterproofed (with new drain and overflow set to right-hand).

  • Install new tub/shower wall surround or tile system, including water-resistant wallboard and waterproof membranes as required.

  • Install new double sink vanity, faucets, and drains.

  • Install new toilet securely with new wax ring or alternative seal.

  • Install and wire new exhaust fan, recessed light, and sconce.

  • Ensure all fixtures are plumb, level, securely fastened, and fully operational.

E. Drywall, Patch, and Paint

Timeline: 2–3 days

  • Repair all drywall areas impacted by demolition, plumbing, and electrical modifications.

  • Apply new drywall where needed (especially near ceiling fan, lights, or plumbing runs).

  • Tape, mud, and sand joints to achieve a smooth, paint-ready surface.

  • Match existing wall and ceiling textures as closely as practicable.

  • Prime and paint walls and ceilings as specified (optional – can be included or Client responsibility).

F. Final Finishing and Cleanup

Timeline: 1 day

  • Install final trim, caulking, and sealing around all fixtures and wall penetrations.

  • Test operation of plumbing fixtures, lighting, and exhaust fan.

  • Clean all surfaces thoroughly.

  • Remove debris and leave bathroom in move-in ready condition.

  • Perform final walk-through with Client to verify satisfaction.

Overall Project Timeline Estimate:

Approximately 9–14 working days, depending on availability of materials, inspection scheduling (if required), and site conditions.
