Context:
Raised header beam above front door to accommodate larger door. Relocated posts on sides of windows to create more symmetrical lines between first and second floors. Reduced height on some windows for horizontal lines to align as well.
Scope:
Demolished existing transom glass windows and front door. Framed new openings as needed to accommodate more symmetrical window layout, installed new front door, and repaired drywall and exterior siding as needed.
A. Demolition
Timeline: 1–2 days
Carefully remove and dispose of existing transom glass windows above the front door.
Carefully remove and dispose of the existing front door assembly, including frame and hardware.
Protect adjacent surfaces (interior walls, floors, and exterior siding) during demolition.
Cap and secure any exposed framing or utilities as needed for safety during open conditions.
B. Framing and Structural Modifications
Timeline: 3–4 days
Frame new rough openings for windows to achieve a symmetrical layout between the first and second floors.
Raise existing header beam above the front door to accommodate a larger door.
Confirm load-bearing requirements and install appropriate new header size according to code.
Relocate vertical posts adjacent to window openings for better vertical symmetry between floors.
Modify select window openings by adjusting sill heights to ensure consistent horizontal alignment.
Install new framing members (headers, kings, trimmers, sills, cripples) as needed to reinforce all modified openings.
C. Installation of New Windows and Door
Timeline: 2–3 days
Install new front door (provided by Contractor or Client) with correct weatherproofing, hardware, and security features.
Install new windows into newly framed openings.
Ensure all windows are square, level, plumb, and sealed properly.
Apply flashing tape and water barriers per manufacturer specs and building code to prevent future water intrusion.
D. Drywall Repair (Interior)
Timeline: 2–3 days
Repair interior drywall at all disturbed areas.
Install new drywall, tape, mud, and sand to create a smooth, paint-ready finish.
Match existing wall texture and patterns as closely as practicable.
E. Exterior Siding Repair (Exterior)
Timeline: 2–3 days
Remove and reinstall or replace siding around new window and door openings as needed.
Install or maintain housewrap/weather barrier behind siding where adjustments were made.
Match siding style and paint color to the existing exterior finish, unless otherwise directed by Client.
F. Finishing Touches and Site Cleanup
Timeline: 1 day
Install caulking and sealants around all exterior penetrations.
Final hardware installation and adjustment on windows and doors.
Remove construction debris, sweep/vacuum interior work areas, and leave site in broom-clean condition.
Final walk-through with Client to verify completion and satisfaction.

Approximately 11–15 working days, depending on weather, material delivery, and site conditions.
